			<content:encoded><![CDATA[<p>There’s no doubt that Mediterra is one of the best golf addresses in Naples.  Its two 18-hole championship course designed by Tom Fazio offer golfers of all skill levels a great game.  Plus, the distinctive nature of the courses offer a different golfing experience, as well as a different scenic atmosphere.  Great golf anyway you look at it.  But Naples is also one of the nation’s best golf meccas.  With well over 100 courses to choose from there’s no reason to get bored on the links.  And during the summer months, Mediterra has created reciprocal agreements with more the 20 different high-end courses, allowing members to test their game on a different course nearly every week during the summer months.  And since most of the winter visitors are out of town, it’s pretty easy to score that early morning tee time.</p>

			<content:encoded><![CDATA[<p>Did you know that home sites in Mediterra now start in the $130s?  And that premium estate home sites are available for an average price of about $400,000.  Yes, there have been a lot of adjustments taking place in the Southwest Florida real estate market during the past five years, and those changes are now benefiting home buyers.  During the first five months of 2011, 49 homes and home sites have been contracted or closed at Mediterra valued at $49.2 million.  With new construction hovering around all-time lows, the cost of building materials and labor has also declined by about one-third during the last five years.  With that, you can find some great values at Mediterra with new home construction priced as low as $180 per sq. ft.  This past season we hosted many people who have been considering a home purchase for several years.  Now, they recognize the value and are signing on the dotted line.</p>

			<content:encoded><![CDATA[<p dir="ltr">This economy is a hard one to figure out. Especially if you are studying it from a home buyers perspective. Sales are down, then they are up. Prices are up, then they are down. News such as this is one of the reasons buyers are staying on the sideline. They just don’t know what’s going to happen next. However, if you study the market more closely, you can find some valuable information that can prove beneficial when considering if now is a good time to buy a home. One example is the news surrounding the monthly Case-Schiller Home Price Index. Amy Hoak, writing for <a href="http://www.marketwatch.com/story/cheaper-homes-hit-hardest-by-price-declines-2011-06-06">MarketWatch</a> examined some numbers from the recently released Harvard University Joint Center for Housing Studies report. It shows that higher-end homes have held their value much better than lower priced homes during this economic downturn. And by the way. An April report said homes prices were down 7.5%; if you factor out distressed sales, prices dropped just 0.5%. That’s another reason why higher end homes have held their value better.</p>

			<content:encoded><![CDATA[<p>A lot of club members are proud to claim a Tom Fazio design.  Club members at Mediterra claim two.  The expert golf course architect has designed more than 120 courses during his career and has more courses ranked among the top 100 in the U.S. than anyone else in the business.  His individual honors include Best Modern Day Golf Course Architect, which he received from Golf Digest Magazine three times.  At Mediterra, Fazio sculpted two unique courses into the Southwest Florida landscape with such care that the courses became the world’s first 36-hole golf facility to be certified as an Audubon International Silver Signature Sanctuary.  The South Course features the challenge of elevated greens, huge chipping areas, and large, expansive hazards.  The North Course provides a rustic, more natural Florida look with abundant water and sand hazards.  But golfers of all skill levels find the courses exhilarating in both their playability and beauty.  Memberships are limited to 225 per 18 holes.</p>

			<content:encoded><![CDATA[<p>Brett Arends is a senior columnist for <a href="http://www.marketwatch.com/story/housing-crash-is-getting-worse-2011-05-09?pagenumber=1" target="_blank">MarketWatch</a> and a personal finance columnist for the Wall Street Journal.  In my book that makes him a guy worth listening to.  He just wrote a piece that takes a look at the housing industry.  And while there is still some gloom in his report, there are also a few spots of light.  Most notably in Southwest Florida, where he notes that Sarasota and Fort Myers are two of only four markets in America where Zillow says prices have leveled out and are actually increasing.  Despite the uncertainty in housing, Arends admits that he is now a “medium bull” when it comes to housing.  He points to things like affordability, low mortgage rates and the chance for a decent return on your investment during the next few years.  We hope he’s right about Southwest Florida.  Because history does show those markets that drop the hardest also rebound the quickest.  Something to keep in mind if you’re thinking about buying a new home.</p>

First, sales continue to gain momentum. Pending contracts topped 9,300 in Collier County (Naples) in 2010 and closings increased 10% to 7,840 according to the Naples Board of Realtors. And, if you’re looking at sales in the $1 million to $2 million range, the numbers are even more impressive with closed sales up 33% in Naples 2010. And in a recent report by DataQuick Information Systems, million dollar sales in 20 of the nation’s major metropolitan areas increased by 18.6% on average. If you’re looking for signs that the market is recovering, they are all around us.
